From Construction Leads to Mortgage Leads: The Story Behind Tampa Mortgage Guide

Sometimes the best business opportunities arrive in the most unexpected ways.

A few weeks ago, I made a social media post about a network of construction lead generation websites I’ve been building throughout Florida. The concept is fairly straightforward. Instead of relying entirely on paid advertising, I create highly focused local websites designed to educate consumers, rank in search engines, and connect homeowners with reputable local service providers. Over the past year, I’ve launched 17 projects in industries including roofing, pools, pavers, tile, and other home service categories, steadily building what has become a growing network of digital assets throughout the state.
One person who happened to see that post was William “Billy” Willis. Billy reached out with a simple question. “If you can do that for construction companies, can you do it for mortgage leads?” My answer was immediate.
Absolutely.
What made the conversation particularly interesting was the fact that Billy and I aren’t strangers connected through a random business introduction. I’ve known Billy for more than thirty years. In fact, I was roommates with his brother for several years during my late teens and early twenties. Like many long-term friendships, life eventually took us in different directions professionally, but we remained connected over the years and continued to follow each other’s careers. When he called, the conversation quickly turned from possibility into strategy. The more we talked, the more obvious the opportunity became. The mortgage industry has become one of the most competitive online markets in America. National lenders spend enormous amounts of money on advertising. Large banks dominate many search results. Massive mortgage portals publish content at a scale that can seem impossible for an independent mortgage professional to match. Most local mortgage brokers find themselves competing against companies with marketing budgets larger than the revenue of many small businesses. Yet despite all that competition, something important is often missing.
Trust.
Consumers researching home financing aren’t simply looking for a loan. They’re looking for answers. They’re trying to understand credit scores, down payments, FHA loans, conventional loans, mortgage insurance, closing costs, debt-to-income ratios, and dozens of other topics that can feel overwhelming to someone purchasing a home for the first time.
Most mortgage websites provide just enough information to get a visitor to complete a contact form. Very few are designed to become a true educational resource. That’s where the idea for Tampa Mortgage Guide was born.

What made this opportunity especially appealing to me was that it combined two very different parts of my professional background. Most people know me today through my work with Electric Web Services and SEO Shane, where I’ve spent nearly fifteen years helping businesses improve their visibility online through search engine optimization, website development, content marketing, and local search strategies. What many people don’t realize is that before entering the marketing industry, I spent several years working as a mortgage broker myself. From 2003 through 2007, I lived and breathed mortgage terminology every day.
I understand loan products.
I understand underwriting.
I understand FHA financing.
I understand pre-approvals.
I understand rate sheets, debt-to-income ratios, loan-to-value calculations, and the language that mortgage professionals use every day.
That experience doesn’t make me a mortgage professional today, but it does give me a unique perspective when it comes to building mortgage-related content and understanding what consumers are actually trying to learn. When you combine Billy’s twenty-seven-plus years of active mortgage experience with my background in both mortgage lending and digital marketing, the partnership makes a tremendous amount of sense. Within days of securing TampaMortgageGuide.com, the project moved from concept to reality.
The website framework was developed, branding was established, social media profiles were launched, the Google Business Profile was submitted and verified, citation building began, and an aggressive content strategy was put into motion. Rather than launching with a handful of pages and hoping for the best, we immediately focused on creating a comprehensive FHA resource center designed to answer some of the most common questions homebuyers ask online. During the first six days alone, we published articles covering FHA loan requirements, credit score requirements, down payment requirements, loan limits, closing costs, condo financing, self-employed borrower qualifications, approval timelines, first-time homebuyer programs, and FHA versus conventional financing. Each article was written to support the others, creating a content ecosystem that helps both consumers and search engines understand the purpose of the website.

The results have been encouraging. At just six days old, Google has already begun indexing pages and displaying the website for mortgage-related search queries. Initial backlinks have been established through media coverage, industry citations, and supporting websites. The Google Business Profile is live. Social media has been started on Facebook. Search Console is collecting data. Traffic has started arriving. Most importantly, the foundation has been built correctly from the beginning. Of course, six days is nothing in the world of SEO. No serious marketer expects a brand-new website to dominate highly competitive mortgage keywords overnight. That’s not how search works, and anyone promising otherwise is probably also trying to sell a miracle supplement and a cryptocurrency course.
What matters is momentum. And right now, Tampa Mortgage Guide has momentum. The long-term vision extends far beyond a handful of FHA articles. Over the coming months, we plan to expand into conventional financing, VA loans, jumbo loans, self-employed borrower programs, first-time homebuyer resources, down payment assistance programs, mortgage calculators, neighborhood guides, market updates, and a variety of educational content designed specifically for Florida homebuyers. In addition to Tampa Mortgage Guide, we have already begun evaluating several future market opportunities, including Mortgage Guide Florida, Jacksonville Mortgage Guide, Central Florida Mortgage Guide, and South Florida Mortgage Guide. Each market presents its own challenges, but the overall objective remains the same: build trusted educational resources that help consumers make informed decisions while connecting them with experienced mortgage professionals. At its core, Tampa Mortgage Guide is not just another website launch. It’s the combination of a thirty-year friendship, decades of mortgage experience, nearly fifteen years of digital marketing expertise, and a shared belief that consumers deserve better information before making one of the biggest financial decisions of their lives. Six days into the project, we’re still at the beginning of that journey. But every successful resource starts somewhere, and this one is off to a promising start.
